The Seattle Office of Sustainability and Environment released their latest Energy Benchmarking Analysis Report  to update energy performance trends based on data reported to the City from 2014 – 2016. The report highlights key building energy and emissions metrics for the 3,300 benchmarked buildings and reveals that continuously benchmarked buildings have reduced emissions, saved money, and improved performance over time.

New Programming Committee Chair Chris Beza introduced the September panel about the quickly transforming University District. The new Link light rail station, neighborhood upzone, and UW Master Plan are key factors influencing the area, each of which is a substantial change. Together, they add up to some remarkable changes that will continue to shape the ever-changing University District. It was an insightful morning and the only thing that could have made it better would have been a cameo of one or two of the iconic musicians that have sung about The Ave over the years (maybe an idea for next year, programs committee?!).

On July 11, NAIOPWA held our monthly breakfast meeting at the Georgetown Ballroom to learn about the future of urban industrial and take a field trip to the nearby Prologis Georgetown Crossroads, the first multi-level distribution center of its type.

On Wednesday, NAIOP WA State interacted with a panel from CrowdStreet, Inc., their sponsors Scanlan Kemper Bard and SMARTCAP, and Stoel Rives LLP about online real estate investment, which is experiencing exponential growth. The online investment market allows for a diversity in investment profiles, potentially higher gains, and an increase of available analytical data. Molly Moore, CMO from CrowdStreet, moderated the panel where they talked online investment and legal implications and regulations.

Mary P. Hull, a Partner at Stoel Rives LLP, gave a brief introduction on the legal landscape explaining whether it is legal to raise capital for commercial real estate online (yes), and going over the ins and outs of the Jobs Act 2012, Angel List of 2010, and general securities laws such as Rule 506(b) and 506(c).

A “battle royale” was held at the NAIOP Breakfast Meeting on March 21, also known as a lively and illuminating discussion with two premier economists from our area.

President Tony Toppenberg began the meeting by showing even more features from the NAIOP WA app. It really does have some great features including the presenters’ slides for each breakfast meeting, downloadable for one month after each event. New members were introduced and we heard the sad news that Sharlyn Turner of Peterson and Sullivan passed away.

Despite the cold weather, NAIOP Washington State members and supporters came in full force on Wednesday, February 28, to learn more about capital market trends in our region and what they mean for the future.

Mike Wood of NBS Financial Services moderated the panel and the Q&A discussion following. He kicked the event off with a confident and positive summation of real estate investments in the region.

NAIOP WA members and guests gathered last Wednesday morning to learn about tourism and hospitality in our region. Before the panel started, attendees were treated to a video montage from September’s Community Enhancement event at Farmer Frog, a sustainable, educational farm in Woodinville.

NAIOP Washington state outgoing president Kristin Jensen introduced the morning’s breakfast topic. The hospitality and tourism sector is growing in Seattle and the Puget Sound. The panel discussed the factors making that a reality, including exponential population growth, and what the 58 cranes dotting the Seattle skyline mean for the future of the industry.

The October 2017 breakfast focused on the development of Fremont, one of Seattle's up-and-coming commercial hubs, and the great strides already made in the sustainability of this neighborhood.

Kristin reported that we currently have 924 members and are the fourth-largest NAIOP chapter. Kristin also reported that the Community Enhancement Project at Farmer Frog was a success. SEATTLE – Announced on Friday, November 3, at the annual gala, NAIOP Washington State’s 2017 Night of the Stars Awards highlight the Northwest’s highly competitive development environment. Seattle tops national crane counts and available land is scarce; tenants require sustainability, from salmon-safe buildings to indoor forests, and the community requires accommodations for increased housing and growing industry. The winners represent how the development community continues to find creative, sustainable solutions to fit the needs of the growing and maturing Puget Sound market.

Each year, NAIOP’s Night of the Stars identifies outstanding real estate developments and activities in a variety of market types and the individuals who conceived of, took risks, sponsored, supported and made the projects happen. The awards aim to honor entire teams, including all who contributed to the project’s success in this annual celebration of the industry. Projects are evaluated for impact on the community, market adaptability, ingenuity and local contributions. All nominations and winners are viewable via the new NAIOP WA app, which is designed to transform how the Northwest commercial real estate community networks.

In addition to nominated projects, each year, an individual who has made outstanding contributions to the industry is selected for induction into the NAIOP Washington State Hall of Fame. This year, Douglas Howe joins the ranks of the vaunted for his contributions to Seattle and the Northwest’s built environment, as well as to the NAIOP organization. As founder and Chief Executive Officer of Touchstone, Douglas built a reputation developing commercial office, biotechnology R & D, retail and hotel properties that make a positive impact on the built environment—whether restoring historical landmark structures or constructing award winning, architecturally distinctive new buildings. NAIOP Washington State will honor and induct Douglas Howe, founder and former CEO of Touchstone, into its Hall of Fame at the 2017 Night of the Stars awards. The Hall of Fame was created to recognize the people who laid the groundwork for the industry today and have helped shape the character of the region and the great cities in Washington. Under Douglas’ leadership, Touchstone has broken ground on 12 projects comprising nearly three million square feet and is currently developing two million square feet of real estate.

This was a tough one! We have participated in and to a large extent driven the tremendous real estate expansion in Seattle and that’s a good thing! However, there can be unintended consequences and in our May Breakfast we explored one of those consequences: Homelessness.
